BOARD MEETING NOTES

Attending: Chris Child, Aaron Lopez, Ron Steed, Shelley Williams, Paul Beard & Thomas Higham

BUSINESS:
1. Minutes from April, 2021 meeting were not available to review.
2. Rview of financial statements and Accounts receivable. Delinquent HOA fees were in process of being reconciled.No issues noted & approved unanimously.
3. The board voted unanimously to begin an annual maintenance schedule to paint buildings.
LANDSCAPING:
CMI will contact landscaper about drafting a landscaping plan. Concerns were raised about watering and cleaning of landscaping beds. We are getting a bid from a new landscaping company.
There is a vine that needs to be removed.
PAINTING:
Bid was placed to paint trim around doors. Bid per unit was $1370. Board will have contractor paint one unit to assess work quality.
DECKS:
Still waiting for more information on deck review.
ROOFS & SIDING:
Roofing company will start on May 24, 2021 on building 5.
ARCHITECTURE:
Insurance claim filed for fence repair on damage in the alley. Person that damaged fence was identified and claim is being processed on their insurance.
Board agreed to issue fines to units that have screens in disrepair.
WALKS & STREETS:
CMI is waiting for Taycor to give a start date on stair repair in the middle of the development. The repair is necessary due to damage that occurred to the stairs from salt and wear and tear.
