ANNUAL MEETING NOTES

BUSINESS:

1. Financial Status of Community

Annual Meeting Notes from 2020 were reviewed and approved unanimously.

2021 Budget Reviewed

Community members were encouraged to register on pay HOA to submit questions, comments, concerns and requests.

2. Maintenance Review

New Roofs installed on 6 Units.

Ongoing review of painting-framing/doors/decks. There was discussion of inspection, maintenance, staining and replacement of decks.

Replacement/review of landscaping needs

3. Nomination and Election of Board Members

The following members of the community were elected to the board. Positions will be assigned/delegated in upcoming board meetings.

4. Other Community Reminders/Concerns

Community management informed the community that other properties under their management were experiencing and increase in the cost of earthquake insurance. The cost is multiple communities had more than doubled. Members present expressed a desire to raise HOA fees to cover the cost of earthquake insurance..

Homeowners on Western side end unit voiced concerns that their foundation was sinking. One homeowner voiced concerns that curb molding around landscaping had been removed and his landscaping had been replaced with rocks. Homeowner indicated that hard edge was not holding decorative rocks in place. Thus his foundation was having issues caused by removal of curb molding. Concerns were also voiced that rocks were falling into grass and were being thrown by lawnmowers.

The majority of community members at the meeting were in favor of increasing HOA fees instead of levying a special assessment.
