BOARD MEETING NOTES

Attending: Chris Child, Aaron Lopez, Lyle Page, Ron Steed, Shelley Williams, Paul Beard & Thomas Higham

Absent: None

BUSINESS:

1. Minutes from June, 2021 meeting were approved unanimously.

2. Review of financial statements and Accounts receivable. Delinquent HOA fees totaled $200.No issues noted & approved unanimously.

3. Review of reserve analysis composed by CMI.

4. Annual meeting will tentatively be held on Tuesday, August 10, 2021 and tentative location in the middle of the unit on the steps.

​LANDSCAPING:

CMI will contact landscaper about drafting a landscaping plan. Concerns were raised about weeds in back alley and on retaining walls.

We are getting a bid from a new Affordable Landscaping company. There was a bid from a new landscaping company at approximately $2100 per month. CMI is obtaining another bid from another landscaping company.

PAINTING:

Board voted unanimously to have JRCA architects to create a new color palatte.

DECKS:

Still waiting for more information on deck review.

ROOFS & SIDING:

No concerns at this time.

ARCHITECTURE:

Board agreed to issue fines to units that have screens in disrepair.

WALKS & STREETS:

CMI working with Taycor to finish stairs. Issues to be addressed include: Spacing between stairs and retaining walls, space between asphalt and bottom stair, space between top stair and concrete.

NEXT MEETING:

Tuesday August 10th, 2021 at 6:00pm. Location: Stairs in Middle of Community (Annual Meeting).
