BOARD MEETING NOTES

Tuesday, January 14th, 2020

**Letter regarding homeowner's insurance requirements now posted on this website under HOA forms.

Attending: Aaron Lopez, Catherine Norwood, Ron Steed, Shelley Williams, Paul Beard & Stephanie Ault

Absent: Dan Portwood,

BUSINESS:

1. 14054 Pepi Band Road Paul Davis. Concerns with snow removal (sidewalk and driveway). Concerns with rain gutters and water damage to buildings. Concerns with condition of roof. Damage to carpet on top floor. Discoloring on first floor. Problems with textured stain peeling on deck.

2. Minutes from November 2019 meeting were reviewed and approved unanimously.

3. Get a code of conduct for board members from John Richards (Attorney). Voted on unanimously. Move to staggered terms.

4. Add to newsletter that decisions are authorized by board and no individual board member cannot grant permissions or take away homeowner rights.

5. Review of financial statements and Accounts receivable Approved.

$100,000 approved unanimously by board to be move into MACU.

Approved: Unanimously

Accounts receivable: No Concerns at this time.

4. Accounts receivable: Fines issued to Unit 690 for failure to place screen/glass front door on entry currently at $1,150.00. Letters have been mailed to owner from CMI on a monthly basis.

5. Cease and Desist letter issued to owner of Unit for operating short-term rental in violation of CC&R.

6. Board voted unanimously to increase HOA Fee by $5.00 per month.

7. Board voted to create violation fee schedule for violations. Schedule will be as follows: 1st offense-Warning

2nd offense-$50

3rd offense-$100

4th offense-$150

5th offense-$200

8. Comcast Discussion Tabled.

LANDSCAPING:

Concerns that were raised:

Sprinkler System has been winterized.

Backflow Preventers

Pet Station-Bags provided for pet waste stations.

Rain Gutter Discussion.

Still awaiting garage numbers to be ordered from Sugarhouse Banner.

PAINTING:

No concerns at this time.

DECKS:

No concerns at this time.

ROOFS & SIDING:

Comwest scheduled for repairs to unit belonging to Ashley Rooks

ARCHITECTURE:

Fix Doorway entrance to Shelley William’s unit.

Trip hazards to be repaired on property. (see above concerns with snow removal)
