BOARD MEETING NOTES

BUSINESS:
Review/approval of minutes from the prior meeting. Minutes from previous meeting were approved.
Review of financial statements/cash flows. Financial statements reviewed. No concerns.
Accounts receivable discussion: Accounts Receivable were reviewed. Reviewed and one resident with history of tardiness and current delinquent charges. We will have attorney attempt to reconcile account.
Conduct a survey to see if the community is interested in putting a 10% cap on rentals with the stipulation to grandfather in existing rental units.
Landscaping:
Concerns that were raised: Sprinkler system potentially has too many add on components and changes to accommodate for changes that have occurred over time. A request for a bid to overhaul sprinkler system. CMI is awaiting bids/estimates from multiple companies.
A request for a proposal/bid for a landscaping plan and costs to update beds.
A request for a proposal/bid to have dead hazardous trees removed from the property.
Painting:
No concerns at this time.
Decks:
No concerns at this time.
Roofs and Siding:
CMI is awaiting more information on an estimate from Comwest. CMI will conduct Reserve Study to assess costs of replacing roofs in comparison with reserves in account.
Architecture:
Three areas of concrete replacement.
Walks and Streets:
None at this time.
