VILLAGE TOWN HOMES HOMEOWNERS ASSOCIATION

BOARD MEETING NOTES

Tuesday, March 10th, 2020

**HOA Fee Has Increased $5 Per Month

**Fee Schedule: Warning, $50, $100, $150, $200

Attending: Spencer Aardema, Aaron Lopez, Dan Portwood, Ron Steed, Shelley Williams, Paul Beard & Thomas

Absent: Catherine Norwood

BUSINESS:

1. Minutes from January 2020 meeting were reviewed. Motion was made to approve minutes from last meeting and were approved unanimously.

2. A motion was made for John Richards (Attorney) to write description of limiting rental units in the development. The board approved unanimously. Board members will canvas community to gauge interest in changing CCR to limit rental units in the development. Form to be drafted by attorney will outline details such as “grandfathered” units and hardships, etc.

3. Review of financial statements and Accounts receivable. Motion was made to approve financial statements and were approved unanimously.

4. Board voted unanimously to increase HOA Fee by $5.00 per month.

LANDSCAPING:

Concerns that were raised:

Backflow Preventers: Estimate for backflow preventers was $6,297. (Back Flow Preventers: device is used to protect potable water supplies from contamination or pollution due to backflow.)

Pet Station-Bags provided for pet waste stations.

Garage numbers were ordered from Sugarhouse Banner for approximately $300. Numbers were received but were produced incorrectly. CMI will reorder numbers for placement on garage entries.

PAINTING:

Fix Doorway entrance to Shelley William’s unit.

DECKS:

No concerns at this time.

ROOFS & SIDING:

Roof monitoring: Comwest estimate for redoing roof on 7 unit buildings was $35,000 and 5 unity buildings was $26,000. Master Roofing for 5 building was $21,000 and $15,000 to overlay. For 7 unit $30,056 and $21,661 for an overlay. Additional 5 year warranty package was $6,000. Request was made to get a third bid and find life span of shingles for bids from Comwest and Master Roofing.

ARCHITECTURE:

Concerns with rain gutters absent or not functioning properly. Board and CMI will conduct walk through of property on Tuesday, April 14th to assess gutter and other issues.

WALKS & STREETS:

No concerns at this time
